Remodeling for the Way Bellevue Kitchens Actually Live

Visa-vis is a kitchen remodeling contractor working in Bellevue and the neighborhoods around it. We do the full range of kitchen work, from replacing cabinets and counters to moving a wall and rewiring for induction, but we approach all of it from one angle that gets overlooked in most showrooms: this is a wet climate, and for much of the year the windows stay closed.

That changes what a good kitchen looks like. The steam from cooking and dishwashing has nowhere to go unless the hood sends it outside. Cold exterior walls collect condensation behind upper cabinets. A slow drip under the sink can soak a particleboard floor panel for months before anyone opens the door and smells it. Many of the kitchens we take apart have finishes that were perfectly nice when they went in and failed because of water nobody planned for.

How we approach a project

We start by looking before we design. On a first visit we check how the existing hood vents, where the duct goes, what the subfloor looks like under the sink and dishwasher, and whether the wall behind the cabinets has any history of staining. In the mid-century ramblers of Lake Hills and Eastgate that often turns up a hood venting into a soffit. In larger homes in Somerset or Bridle Trails it is more often a long duct through an unheated attic. In a downtown condo it is usually a question of what the building allows.

Then we plan the materials around what we found. Plywood boxes where water lives, sealed edges, sink and backsplash details that shed water, and a hood that is sized to the cooktop rather than to the catalog.

What we will tell you

We will tell you when something does not need replacing. Sound cabinet boxes can often be refaced. A kitchen that fogs up may need a working duct more than a new layout. We would rather you spend money where it lasts.

Permits for moved walls, new circuits and relocated plumbing go through the City of Bellevue, and we handle the applications and inspections as part of the job.
